Put simply Bridging Loan is a short term Loan that allows you to Purchase your new home and move in while giving you the time and opportunity to sell your current one later.

How Bridging Loans Work:

  • 1. Purpose: You can borrow the full amount of the purchase price plus costs, settle and move in then sell your current one within 12 months. Interest are payable on both the old loan and new one.
  • 2. Loan Amount: The amount you can borrow usually depends on the equity you have in your current home. Lenders typically allow you to borrow up to 80% of the combined value of both properties.
  • 3. Interest Rates: Bridging loans often come with higher interest rates than standard home loans because they are riskier for lenders. However some lenders offer lower rate than others hence it is smart talk to a broker to do the comparison and negotiation for you.
  • 4. Repayment Terms: These loans are usually for a short period, typically up to 12 months. You may pay only interest during this time and repay the principal once your current home sells.

  • Extend the Settlement Period:  – Negotiate the settlement term for new home to be longer.
  • Prepare for Current Home For Sale:  Speak to a local agent to see what is the realistic value of your home (home value can be conservative).
  • See a solicitor to prepare contract
  • Make any repairs and cosmetic improvements to make your home ready for the market.
  • Decide whether it is best to auction (4 week open home and 6 week settlement) which means a in of 10 week settlement. Or a Private Treaty (for Sale).
  • The Goal is to Co-ordinate the settlement period of the purchase and sale as close as possible.

  • 3. Property Market Conditions: Talk to 1-2 local Agents to Understand the local property market and how long it could take to sell your current home and settle.
  • 4. Exit Strategy: Have a back up plan just in case it takes longer to sell your home.
