Here's our simplified steps for FHB to follow and how long it should take:
- Save up a deposit or ask Parent/Grandparent/Siblings to be your guarantor.
- See a mortgage broker to find a bank or lender that offers the best deal for FHB and get a pre approval (3-5 days).
- Go property hunting (follow our property inspection tips) see our video.
- Request for a contract of sale when you find the right property and See a solicitor or conveyancer to review contract.
- Place a 0.25% deposit with a 5-10 days cooling off (talk to broker or solicitor about your rights and obligations - usually this is a 42 day settlement period). Day 1 starts when you place your deposit.
- See your broker to get unconditional loan approval. Day 2.
- All lender conditions are met and Unconditional Approval is Granted. Day 3-10.
- Place 5 or 10% deposit (congrats you have secured your property). Day 10.
- See your broker to review and sign loan contract (open bank offset, accounts, get building insurance). Your broker should have a bottle Champagne or Penfold ready. Day 15-20.
- Property Settlement! Congrats and Welcome to your First Home!! Lets open that bottle!! Day 42.
